What happens to the mortgage if I enter into an agreement with Aparta?

You remain responsible for servicing your mortgage as before and are free to use the funds from the payout. If the property is highly leveraged, Aparta may require that part of the funds be used to repay the loan. This is to ensure that the loan-to-value ratio stays within responsible limits and that there is sufficient equity in the home.
